Read the annual notice
BC Assessment sends assessment notices in January. Burnaby normally sends tax notices in early June for payment at the beginning of July. Use the due date on the actual notice.
A falling assessment does not necessarily mean a smaller bill. Tax depends on how the property value changed compared with the average for its class and on the rates set for the year.
Understand the calculation
The formula is assessed value multiplied by the total mill rate, divided by 1,000. For 2026 residential property, the published total rate is 3.28373 per $1,000 of assessed value.
That base calculation excludes Local Area Service, sewer parcel and Business Improvement Area charges. The City collects some tax for other authorities, including the Province, TransLink and Metro Vancouver. Its 2026 page says 52 cents of each dollar stays with the City.
Claim the grant and check changes
Apply for the home owner grant through the Government of BC. A qualifying grant must be claimed by the property tax due date. An unclaimed grant amount can become overdue tax and attract a penalty.
The 2026 grant threshold shown is $2,075,000. Higher assessed values may qualify for a reduced amount if other requirements are met. Check the provincial application for eligibility.
2026 is the final year sewer parcel tax appears on the property tax notice. From 2027 it moves to the utility notice. Update an incorrect mailing address with BC Assessment, using Area 10, Jurisdiction 301; the City warns this can take weeks to reach its records.
